The Development
Sharon Valley Smart City is planned as a complete town: homes in three densities, shopping centres, industrial stands, and land set aside for health, education, churches, fuel service stations and recreation.
The vision
The aim is a town where people can buy a stand, build a home or a business, and have schools, shops and services within reach from the start rather than years later.
Sharon Valley is planned as one town rather than a row of plots. About 2,500 stands are laid out on some 367 hectares, with land set aside from the start for four primary schools, two secondary schools, six crèches, eight churches, health services, a police station, a post office, shopping centres, a service station, a sports field and open space.
The first 500 stands are being fully serviced now, and the town grows in phases from there.
Land use
The site covers about 367 hectares, of which about 66% is saleable stands. The rest is roads, open space and land reserved for community use.

Services
Stands are fully serviced with roads, water, sewer and electricity. The first 500 serviced stands are being developed now, of about 2,500 planned.
A fully serviced stand has road access and water, sewer and electricity connections at its boundary, ready for the owner to connect to when they build.

The development is built in phases so that servicing keeps pace with sales.
